Did you know that the 2014 loan limits for Philadelphia and the Main Line suburbs is $417,000?

There are so many myths surrounding VA Loans and the ease of successfully closing these transactions. A real estate agent’s inexperience can perpetuate these myths.

Main Line Real Estate – Worst Day to Settle!

Yes, there is a day you should avoid…May 31st. In fact, I rarely recommend an end of the month settlement… in any month…because there is no real monetary benefit. There is one exception.

If you are short of cash, it is better to settle at the end of the month because you’ll need less cash at closing. Let me explain:

If you settle on Friday, February 28, your closing costs will include a pro-rata mortgage payment (not including principal) for the last few days of the month, as well as a pro rata share of property taxes, any HOA fees, etc. Your first mortgage payment would then be due on April 1 for the month of March.

However, if you settle on the following Friday, March 7, your closing costs will include a much larger pro-rata mortgage, tax and HOA payment for 25 days as opposed to only 3 so you will need that much more money at closing. However, your first mortgage payment would not be until May 1, as opposed to April 1 in the above scenario.

So you see, it all works out the same, it is just a question of whether coming up with cash at closing is an issue for you.

Check out this article and you’ll learn the “glitches” that can occur at an end of the month Settlement. It can cost more money in the long run if your Closing is delayed due to a scheduling backlog.

The Worst Home Selling Mistake

Are you selling property in the Philadelphia Main Line? Are you a Seller who is frustrated because you’ve had 25 showings in the last 3 months and no one is making an offer on your spectacular house? Have you hired your 2nd real estate agent or 3rd?

Every time you let your listing expire, you lose more and more money in the end.

Home Buyers – How to Win the Bidding War

2014 is here and I am seeing an increase in serious Buyers while inventory remains low. The realization that rising interest rates are on the horizon, is helping Buyers move ahead to purchase now.

Sellers who price their homes correctly are the ultimate winners of the “bidding war.” They will have multiple offers and can pick the best qualified Buyer. Recently, I had 24 showings in one weekend…multiple offers…and my Seller was under contract in less than one week!

Buyers must “strategize” to win the house of their dreams in multiple offer situations. This article gives some helpful tips to Buyers. Probably the most important tip is to hire an Accredited Buyer Agent (ABR) with the proper designation and experience to advise and negotiate on your behalf.

Boomers’ Demand Shifts to Change Real Estate

As a baby boomer facing these same decisions, it won’t be long before I downsize to an easier lifestyle. The impact I see on the housing market will be dramatic in the coming years as more and more reach retirement. While this article speaks to increased multi-family construction, Baby Boomers will also demand more condos and town home communities that support active lifestyles. I think we’ll see this as a new construction trend in well established suburban communities. Regarding the Philly Metro area specifically, I see many Main Line retiring Baby Boomers selling and moving to Center City Philadelphia…I may be one of them!
